After living in his cherished home for over 30 years, the homeowner, Dean, began to notice a growing issue with persistent condensation, particularly on the walls and windows of the front-facing rooms. This problem, initially minor, had gradually worsened, causing discomfort and rising energy bills. Upon inspection, it became evident that the loft insulation, installed decades ago, was outdated. With only 100mm of insulation – far below the current requirement of 270mm – the property struggled to retain heat effectively. As a result, more energy was needed to keep the home warm, leading to increased bill costs while also aggravating the condensation issue.
Our surveyor discovered that the outdated insulation was a major contributor to the problem, but we also identified another critical issue: the home lacked adequate ventilation. This deficiency was not only worsening the condensation but also diminishing the effectiveness of any insulation improvements.
To address these issues, we recommended a dual approach: upgrading the loft insulation and enhancing ventilation. We installed modern loft insulation to a depth of 270mm and added extractor fans in the bathrooms and kitchen to improve airflow. Additionally, we fitted trickle vents to all windows to ensure that the home could breathe properly, effectively eliminating moisture build-up and optimising energy efficiency.
The entire project was made possible through the Great British Insulation Scheme (GBIS). This unexpected benefit meant Dean didn’t incur any costs for the insulation and ventilation work, a major relief given his limited pension income.
Since the installation, Dean has been thrilled with the results. He reported a significant reduction in condensation and a noticeable improvement in the warmth of his home, especially as the colder weather arrived.
Additionally, the upgrades have led to energy savings. Dean is now projected to save £108 per year on his energy bills. These improvements will also contribute to reducing carbon emissions, with an estimated 315.4 kg saved annually.
This project highlights the profound difference that essential upgrades like loft insulation and improved ventilation can make in both comfort and energy efficiency. With full funding through the Great British Insulation Scheme (GBIS), Dean was able to resolve long-standing issues with condensation and heat retention at no cost to himself.
